  • [Pros and Cons] of New Construction Homes in Arcadia

As we close out 2017, the consumer trend is favoring new construction homes. A new construction home will reflect the current trends in color, style, floor plans and overall desires of what buyers are looking for. More importantly, the new construction homes in Arcadia are big enough for the couple or growing families who live in them. If a buyer purchases a home while it is still being built, they most likely will have a say in the materials being used and colors for the finishing phases of the house. This would be considered semi custom.

When looking at a neighborhood like Arcadia, the homes were built in the 1950's and 1960's which does not reflect the needs of buyers today. We have a need to live in a home with vaulted ceilings, a large island in the middle of the kitchen, large walk in closets (even his and hers closets!), a pool, a

  • Recently Sold Luxury Homes in Arcadia Proper
Arcadia Proper is quite the head turner. This teeny tiny area of Phoenix is full of luxury homes that will make your eyes pop out of your head and your jaw hit the floor. Luxury homes in Arcadia Proper are sprawling estates with beautiful curb appeal, quality finishes, trendy fixtures and typically a view of Camelback Mountain which is priceless.

Everything is oversized and over the top in the most sophisticated way possible. The materials used are high end, the floor plans are well thought out and some of these luxury homes even have an elevator. They are dream houses!

Here is an overview of the luxury homes that have recently sold in Arcadia Proper. Due to the fact that Arcadia Proper is so desirable right now, I'm setting the luxury home price at $2,000,000.00 and higher.

  • Arcadia Homes
Arcadia is a small, affluent neighborhood that spans from Scottsdale to Phoenix. For those of you who are unfamiliar with the Arcadia area, Arcadia isn't a city. The mailing address is Phoenix, but if someone were to ask you where you live, you would happily say Arcadia. This highly sought after part of Phoenix is on fire and it doesn't look like the hype will be dying down anytime soon.

Arcadia was originally a citrus farm attracting wealthy investors who wanted to live in the Suburbs. The Arcadia homes were small but the land plots were large and the homes acquired a charming feel that quickly appealed to more than just investors. Fast forward to the 2000's and Arcadia homes are more desirable than Scottsdale and Paradise Valley.

The development around Arcadia includes Scottsdale Fashion Square Mall, the Biltmore, high-end resorts,

  • 4 (NEW) Reasons Sellers Should Hire a Real Estate Agent
Once you decide to sell your house, the next question becomes “do I hire a real estate agent?”. You may shy away from the idea initially because the numbers on paper may scare you. If you choose the right agent, the big price tag will be worth it. Choosing the right real estate agent to work with and represent you is crucial! Not to sound like a Debbie Downer, but you will not actually know how someone works until you have experienced working with them which is why doing your homework and speaking to past clients of this agent is a brilliant idea.

A seller's goal is to net the most money they can when selling their house. Part of that plan may be to eliminate professional representation in order to save money. Unfortunately, if a seller does not employ an agent, it can come back to bite them in the toosh! When a seller hires a real estate
